What is a VA Streamline Refinance?
The VA realized a few years ago that there were a lot of veterans out there who were carrying high interest mortgages. Bad credit, low income, lack of equity and, last but not least, lack of cash for refinancing fees, kept these vets from refinancing in order to take advantage of lower interest rates. So the VA created the Streamline refinance.
There's no credit check, no job verification, no appraisals and only one small $15 fee.
Can I refinance my second mortgage under this program?
No. The VA does not allow it. But, we can refinance your first mortgage without touching the second.
How does this loan process work?
First, you fill out the loan application form provided. Then sign all of the forms provided and return them to us with a check for $15.
Second, we order a mortgage history report, the required documents from the VA, and a payoff on your current mortgage.
Third, when all documents are in... usually 7 to 10 days... we approve your loan and contact an attorney in your area to set up a closing date.
Finally, after closing, we forward the loan to the VA for a review and guaranty. The VA will then send you a new certificate of eligibility.
What if I have bad credit?
Don't worry about it. There is no credit check.
Can I get any cash out of this loan?
Sorry. It doesn't work that way. However, you will receive an escrow refund and can skip up to two payments.
How much will it cost me to refinance?
You pay $15 up front for an application fee. All other VA allowed closing costs will be financed as a part of the loan. These costs are spelled out in detail on the Good Faith Estimate provided to you. Remember, all loans are reviewed by the VA after closing. They are looking out for your interests as are we.
What happens if I change my mind?
You can cancel the application at any time for any reason. No questions asked. All of your VA documents will be returned to you.
